Organising a probate clearance after the passing of a relative is never an enjoyable task which is why we do our best to provide the most helpful, compassionate and efficient service possible in such unhappy circumstances. If you need to clear the contents of a family member’s home of furniture and personal effects prior to putting the market in sale or returning it to letting agents, we can help you.

Before we can offer a realistic quote, we will need to visit the property to assess what needs doing and will then provide a free no-obligation quote for the work. If you are unable to attend the property to give us access we are of course happy to work in partnership with your agents or legal representatives, according to your needs. We offer property clearances and probate clearances in Chelmsford and across most of Essex.

If there are items in the property that are felt to be of value we are perfectly happy to arrange for a professional and independent valuation and auction, if relevant. We don’t like throwing away things that are perfectly usable so other items such as furniture and clothing will usually be donated to one of the local charities we have links to. In the case of items charities are unable to resell due to Health and Safety rules (such as some electrical goods and soft furnishings) we can often dispose of them privately.

When we undertake a probate clearance we can take away almost everything, leaving the property empty and suitable for occupation, sale or letting. In addition to clearing the property we are usually able to arrange a cleaning service for the same day if needed.

Probate Clearance Costs

Probate clearance costs are based on the amount of work involved and the volume of items to be removed. In some cases, where we like the furniture and feel it can be easily resold, we may offer to buy selected items and so reduce your costs.  However,  used furniture (if not antique) is generally purchased by people with lower incomes, so sale prices are relatively low.  In most cases, with your agreement and where possible, we prefer to donate useable items to charitable causes. In 2020 these include RSPCA Danaher Homes, British Heart Foundation, Essex and Herts Air Ambulance, and Farleigh Hospice.

If you have a specific charity in mind we will gladly ask them what items they accept by way of donations. Please note that most charities will only accept items that are in good enough condition to resell in their shops and, in most cases, soft furnishings and electrical goods are usually not accepted, for Health and Safety reasons.
